How often do I need an EICR?
Landlords in England must have a valid EICR every 5 years. Homeowners are advised to test every 10 years or on change of ownership.

How much does an EICR cost in Surrey?
A domestic EICR in Surrey and South West London typically costs £150–£300 depending on the number of circuits and bedrooms. Flats sit at the lower end, larger houses and HMOs at the upper end.
How long does an EICR take?
A one or two-bed property usually takes 2–3 hours. A larger house with multiple boards can take most of a day. Power is off in stages, circuit by circuit.
What do C1, C2 and C3 codes mean?
C1 is danger present and needs immediate action. C2 is potentially dangerous and must be fixed for the report to pass. C3 is improvement recommended and does not fail the report. FI means further investigation is required.
Is an EICR a legal requirement for landlords?
Yes. Since 2020, private landlords in England must hold a valid EICR for each rented property, renewed at least every 5 years, and provide a copy to tenants and the local authority on request.
Can you fix any faults on the same visit?
Minor remedials can often be done on the day. Larger works are quoted at fixed price and completed on a single return visit, then the report is reissued as satisfactory.
